Why Use AccuSpec?
In a word, value. If you read the websites and brochures of most other inspectors, especially the big franchises, they brag about "3 hour inspections" or "400+ item inspection findings". Only the 2 or 3 smallest houses I've done were 3 hours or less; then I went back to the office to work on the report and photos; then I met with my client to thoroughly review the report and answer questions. They're doing everything in that space of time, while talking to you. If they can do "hundreds of items" under those circumstances, in that little time, how much time are they spending on each item?
3 hours divided by 400 items = 27 seconds per item....whew!
$250 divided by 3 hours = $83.33 per hour....double whew!
Some of these guys are doing 3 or 4 a day....I do one. Only one.
That tells me they can't be providing the same quality of inspection and report that I do. I suppose they could be somewhat more efficient than I am in some ways, but not that much more. My inspections average 3 -5 hours on-site, but I never look at my watch while I'm working. It takes as long as it takes, and that goes for the review as well. And if you think about it, they're taking 3 hours of your time (in our wonderful Mississippi climate), while I usually need just 30 - 60 minutes to show you everything worth looking at, and answer all of your questions (somewhere nice, inside).
Another thing is that I don't do "representative samples". That means checking only 1 of a given item in a given room; testing 1 outlet, 1 switch, 1 window, 1 door, 1 light, etc., regardless of how many are actually there. I try to test every outlet, every switch, every window, every door, every light, etc., regardless of how many are actually there. I also try every door and every drawer and pullout on every cabinet, if I can. Sometimes, in an occupied house, some of these things are blocked or inaccessible...but I try.
I also include extra items like appliances, heat exchangers and carbon monoxide testing on gas furnaces, as well as outbuildings. No one else even offers carbon monoxide testing, and as far as I know they all simply "disclaim" the heat exchanger out of hand.
I believe the simple truth is that I'm the most thorough, uncompromising home inspector in the area, and that just takes longer. I believe that I give clients more time, effort, and inspection than anyone else, for about the same money, and that makes my services a great value.
