My Report
I use a computer-generated custom report format, not a fill-in-the-blank generic or some cheap tear-off. The software can be customized, so I'm constantly refining it. And no matter how many line items others may claim, no one goes further in gathering and reporting the facts than I do.
You'll get both a full report (absolutely everything...the good, the bad, and the ugly) and a summary report (only those items that don't make the grade, or things I want to be sure you see). The summary report helps you focus on what needs your attention, but you should always read the full report when you get the chance. There are little things in there that aren't 100%, but don't warrant a place on the summary report. Usually there are a few maintenance items in there too.
It comes in a reuseable binder that doesn't have my logo, name, or face splashed all over it, so you really can reuse it. A copy of the ASHI Standards & Ethics (adopted into state law) is included with every report, so you know what you should be getting. The full report is extensive and highly detailed, yet easy to understand. As you can see if you've read much of this stuff, I write in plain English, not incomprehensible jargon and sentence fragments. My report also includes as many color photos as I feel are needed (anywhere from 30 to over 300). I use a high resolution digital camera for this purpose, which is very useful for reviewing conditions found in remote areas of the structure (attics, crawl spaces, roofs, etc.). In this business, a picture really can be worth a thousand words. I also include a CD with all of the photos from the inspection, as well as copies of both the full and summary reports, and any extra items I think you should have (pdf's, links, etc.). The photos normally cover virtually all of the items in the summary report, as well as some general shots of the exterior, attic, crawl spaces, etc. The report will refer to the photos on the disc by number, so you can tell what is what.
Last but not least, a copy of your signed contract and a copy of your bill are slipped into the rear pocket.
